Reports to: SVP of Development

Job Summary

We are seeking an experienced, systems-savvy professional with a background in facility engineering to support pre-construction planning and MEP decommissioning across development projects. This role sits on the Development team and partners closely with design, construction, property operations, consultants, and trades to plan safe, efficient shutdowns, isolations, removals, and transitions of building systems to enable renovations, repositioning, or redevelopment.

The ideal candidate understands building infrastructure end-to-end, can assess operational risk, and can translate how the building runs into practical decommissioning plans, scopes, sequencing, and documentation while ensuring business continuity and safety.

Key Responsibilities

Pre-Construction & Decommissioning Planning
  • Lead and support MEP decommissioning planning for projects involving partial or full shutdowns, demolition, reconfiguration, or equipment replacement.
  • Perform existing conditions assessments of mechanical, electrical, plumbing, life safety, and controls systems; identify constraints, dependencies, and risks.
  • Develop decommissioning list, recommended sequencing
Operational Risk & System Isolation
  • Create and manage shutdown/isolation plan lock and tag out facilities
  • Give recommendation and help with temp heat
  • Manage the FA vendor programing out and maintaining FA
  • Communicate shut downs to SVP of Development and COO
Required
  • Prior experience as a Facility Engineer, Building Engineer, Facilities Manager, or similar hands-on building systems role.
  • Familiarity with the building is a major plus
  • Strong working knowledge of MEP systems, troubleshooting, and building operations (HVAC, electrical distribution, plumbing, controls/BMS; life safety familiarity preferred).
  • Organized about labeling and tagging out systems we are shutting down
Tasks
  • Experience supporting construction, renovations, capital projects, or decommissioning/enabling work in occupied buildings.
  • OSHA 10/30
  • Systems awareness (anticipates downstream impacts of shutdowns/removals).
  • Practical field judgment; calm problem-solving in live environments.
  • Clear verbal reporting to senior leadership.

Work Environment

Combination of office and active jobsite time; requires walking the site, accessing mechanical rooms/roofs, occasional off hours help if a pipe breaks or a tenant has an issue

Requirements:

High School diploma or formal technical training.

10 years working experience in maintenance or construction.

Entry-level knowledge of building programs, including inventory control, preventative maintenance, and work order record keeping.

Entry-level knowledge of mechanical systems and equipment including HVAC, plumbing repairs, carpentry, painting, electric systems and landscaping.

Meets all physical requirements to perform all job functions and responsibilities.

Valid Driver's License and reliable transportation required.

Ability to perform heavy lifting (at least 60 lbs), climb ladders up to 24 ft, stand and walk for 8 hours, and perform other physically demanding duties as directed.


Ability to communicate clearly and effectively with customers, colleagues and supervisors in spoken and written English to ensure successful completion of job duties.
